Description Located in the gated community of Residencias Reef, about 20 minutes south of downtown Cozumel, this 3-bedroom, two-level unit is located in the only building in the community that sits right on San Francisco beach, Building 1. If you're at all familiar with Residencias Reef, you know Building 1 is a highly coveted spot among the four buildings in the community. Staying in the building means nothing will block your views of the beach and ocean. Both the building and condo face west, so you'll get to enjoy Cozumel's famous sunset each evening, maybe with a cold cerveza or margarita. Newly renovated and under new ownership, this unit is loaded with every amenity you might need for a week-long stay. It has a spacious kitchen with appliances both big and small (electric oven and range, microwave, coffee-maker, toaster, blender, etc., plus a variety of eating spaces: a breakfast bar, a dining room table that seats 8 (even though the unit only sleeps 6), or the oceanfront terrace table, which does seat 6. Maid service is included 2 days a week, as is purified water, a washer and dryer, Smart TVs in the living room with a Thunder TV app that provides hundreds of American, Canadian and other international TV channels. And of course there is WiFi. Two of the three bedrooms face the ocean. Each of these has a king-size bed, an en suite bath, and the master has a private oceanfront terrace. The 3rd bedroom faces the jungle side, but also has a king-size bed. And we can't forget the rooftop terrace, accessible via a spiral staircase from the living room terrace. It has some comfy seating and is the perfect spot to lounge and take in that romance novel you've been wanting to devour, or simply relax after a tiring day of scuba diving. And speaking of scuba diving, the pier at the hotel next door is where you can arrange to be picked up by your dive boat. There is a small fee for using the pier, but it's incredibly convenient for getting picked up b/c it's literally a 200-yard walk down the beach. The grounds of Residencias Reef also have a rinse tank for washing all your gear and if you don't dive there are the two freshwater pools, both heated. The front pool is oceanfront and has a jacuzzi (it doesn't get very hot), and outdoor shower, bathrooms, and bar and shaded area where you can store drinks and get out of the sun. The back pool has similar amenities, and is the perfect area to send the kids to play while you enjoy the serenity of the more adult-friendly front pool. Best of all, downtown Cozumel is only about a 15-20 minute taxi ride, depending on which part of downtown you're going to. You'll of course find plenty of restaurants downtown, along with shopping, grocery stores, etc. You really can't go wrong with Residencias Reef 5320. It's an amazing unit. Amenities

The unit was remodeled a few years ago and is in impeccable condition. The owner is a California high end builder and has finished the unit with high quality finishes and furnishings. Each bedroom has a comfortable bed and linens, an attached bathroom, and a large TV. The kitchen is equipped with high-end appliances and every item you need. This beachfront unit has two balconies to enjoy meals and the ocean view. If you don’t feel like cooking, the management company will arrange for a local chef to prepare gourmet meals for you, leaving the kitchen spotless. The beach front location is great and is within walking distance to a taco stand and a short drive to other beachfront restaurants. The pier just outside the complex is within walking distance which makes scuba boat pickups easy and convenient. Two pools to enjoy along with beach chairs and palapas! If you are looking for a stress-free, magical holiday, we recommend staying at 5320! November 30, 2025 Great Stay!! Scott n Brenda Corby We wanted to send in a post trip report after another great week in paradise. My wife and I stayed for a week this past November along with 3 other people. The view, accommodations and location were outstanding. The 5 days of diving and snorkeling (with Scuba Shack) were very easy with pick up occuring at the pier just a 3-4 minute walk from the condo, followed up by several inexpensive and yummy lunches at the local taco stand, Dona Chely, just outside the condo entrance. And we also had several great meals cooked up for us right in our own kitchen using a local chef, which was great for the days we did not feel like cooking ourselves or looking for a restaurant. Ending with a dip in the pool and some cocktails with friends on the patio, served as a great options to finish to each day. November 29, 2025 Paradise!! Dan & Sheila Collier We had the opportunity to stay here for a week in November. This condo is the perfect getaway retreat. It started with the friendly staff at the secure gate entrance who greeted us and then brought our luggage up. Once inside, we experienced an open dining and living area that was spacious for the 5 of us to dine and socialize. The large open kitchen was also a great social space, with the added feature of bottled purified water for cooking and drinking. The 3 bedrooms each have their own bathroom, providing privacy and flexibility for the early-to-bed. The condo is on 2 levels, both with large decks providing unobstructed ocean views. We are all scuba divers, and there was more than enough space to lay out our equipment and gather to socialize and relax with cocktails and sunsets. The top deck has an additional bathroom and laundry. Two added features that most people would not even notice and take for granted are the water pressure control providing equal water pressure throughout, and air conditioning controls on each level providing perfect temperature control and maximizing comfort. The site was also perfect. We arranged for the scuba shop to pick us up by boat each morning, so we simply walked to the end of the dock to start our adventure. Upon return, the property has rinse tanks for our equipment and an outdoor shower by the pool. The pool and jacuzzi are large with plenty of space for sunbathing when we skipped a dive. The location is a short drive to downtown, and a 3-minute walk to one of the best local taco shacks (Doña Chely) we've ever experienced. The location and design of this condo make this exactly the reward we need for our hard work all year. We will be back! This condo is very well located(beachfront with sunset views and just steps to beach or pool). Also the location is just a short drive from the main Village of Cozumel and Cruise ports etc. The owners have furnished the unit well with a full interior upgrade of all amenities within the last couple of years. Kitchen was well stocked for cooking or hiring private chef to cook in-house. All three bedrooms were spacious with an EnSuite bath. Property was clean and maid service was available 2 days during the week to tidy up and refresh towels and linens. Rental process was very easy and seamless.
